What affects the price

Scope, specification, quantities, programme, access, building or authority approvals and the contractor's overheads all move the total. Two quotations for the same property can differ substantially while both being reasonable, because they describe different work.

What a good quotation contains

A clear scope description per trade, measurable quantities with units and rates, named brands or models where specification matters, stated exclusions, a payment schedule, a programme and a validity period.

Where owners are most exposed

Provisional sums and allowances, items described in a single line, quantities left unstated, exclusions listed briefly at the end of the document, and variation wording that allows cost to be added during construction.

Questions worth asking before you sign

Ask for a unit-rate breakdown of any lump sum, confirmation of what is excluded, the specification behind each allowance, and how variations will be priced and approved.
